WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
b paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

particularly bounded and described as follows :

Road, 382. 5 feet southeasterly along said southwesterly line
of said Grove Road from the southerly line of North Road and
I which point of beginning being the southeasterly corner of
land heretofore conveyed by Henry J. Smith to Arthur Cooley
by deed dated October 4, 1954 and recorded in the Suffolk
County Clerk' s Office in Liber 3770 of deeds at Page 259 on..: -
1 October 7, 1954; thence running along said southwesterly line
of Grove Road, south 32 degrees 4 minutes east 75 feet to a
point and land now or formerly of McGuire; thence along said '
II lan4 of MCGdre, south 57 degrees 56 minutes west 100 feet to
land now or formerly of William Richmond; thence along said
land of Richmond, north 32 degrees 4 minutes west 75 feet to
the southwesterly corner of said land of Arthur Cooley; thence
along said land of Cooley, north 57 degrees 56 minutes east
100 feet to the point or place of BEGINNING.

BEING the same premises conveyed to the party of the first
part by deed dated March 24, 1964 and recorded March 30, 1964
in Liber 5519 cp 499 of the Suffolk County Clerk' s Office.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
1I roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
