This Indenture, made the q day of May nineteen hundred and Seventy-Three
Between TUCKER LANE ASSOCIATES, a Co-Partnership with offices
c/o Morris & Maurer, One East Main Street, Bay Shore, New Yorks
party of the first part,and LINDA GORWITZ and JUDITH BARNETT,
both residing at 145 Aragon Avenue, Coral Gables, Florida,
party of the second part,
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,

and RUNNING THENCE northerly along the easterly side of Tucker Lane the follow-
ing two courses and distances:
O 1.North 22 degrees 05 minutes 00 seconds West 592.13 feet to an iron pipe.
M 2. North 21 degrees 50 minutes 30 seconds West 339.49 feet(a monument
lies 4.09 feet West of this point);
THENCE north 68 degrees 39 minutes 10 seconds East along land now or formerly Of
Donahue 999.18 feet to a monument; THENCE South 24 degrees 58 minutes 20
seconds East along land now or formerly of Conway 602.05 feet to a monument;
K THENCE South 25 degrees 18 minutes East along land now or formerly of Cappbell
140.22 feet to a monument; THENCE South 25 degrees 01 minutes 50 seconds East
along land of Grattan and through a monument 235.65 feet to a monument;
THENCE along the land of the Long Island Railroad Company the following three
r u courses and distances :
Im 1.South 70 degrees 31 minutes 20 seconds West 652.00 feet;
2.North 25 degrees 54 minutes 40 seconds West 10.05 feet to a monument;
3.South 70 degrees 31 minutes 20 seconds West 399.30 feet to the easterly
side of Tucker Lane at the point or place of BEGINNING.
SUBJECT to covenants,easements,reservations,declarations,restrietions,if
any of record. BEING AND INTENDED TO BE same premises conveyed to party of first.
part by deed dated 8/4/67 and recorded in Suffolk Cty.Clerkts Office on 8/9/67
in Liber 6200, page 31.
SUBJECT to first mortgage held by JOHN A.CHARNEWS,JR. ,dated 8/4/67,recorded
8/9/61,Liber 52049mp 13,whichI as extended,has unpaid principal balance of
$30,000 with interest due thereon from 1/1/73. , ,
SUBJECT to a purchase money second mortgage in the sum of $389600.00,
intended to be recorded simultaneously with the recording of this deed.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the Pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires. _
