by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ixxbgx at Horton' s Point, near Southold, in the Town of
Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows:
BEGINNING at a point on the northwesterly line of land of Vera
A. Neslage (which point is North 28 degrees 46 minutes East a distance
of 100 feet, more or less , from the northeasterly terminus of a cer-
tain 50 foot right of way) (and which point is North 28 degrees 46
minutes East 100 feet, more or less , from the westerly corner of said
land of Neslage) ; running thence North 64 degrees 50 minutes West
along land of Walter E. Hyatt to high water mark of Long Island Sound;
running thence in an easterly direction along high water mark of Long
Island Sound 100 feet, more or less, to a point which is 100 feet
distant from 'the southwesterly line of the premises herein described
when measured at right angles thereto; running thence South 64 degrees
50 minutes East along land of Walter E. Hyatt to the northwesterly
line of land of Vera A. Neslage ; running thence South 28 degrees 46
minutes West a distance of 100 feet, more or less , to the point or
place of BEGINNING.

RESERVING, however, to Walter E. Hyatt, his heirs , legal repre-
sentatives and assigns, a right of way 35 feet in width, the southeast-
erly line of which is the southeasterly line of the premises herein
described.
TOGETHER with the right to the use (in common with others) of a
right of way 35 feet in width extending from the southerly corner of
the premises above described in a southwesterly direction 100 feet, mor
or less , to a certain'50 foot right of way.
TOGETHER with a right of way (in common with others) over the
aforesaid 50 foot right of way southwesterly to a 20 foot right of

taay along land of Robert Hyatt; thence southeasterly over said 20 foot
right of way and thence over the existing roadway to Sound View Avenue.
III TOGETHER with the right to the use (in common with others) of a

along the northwesterly line of land of Neslage to a 30 foot right
of way, and running thence in a southeasterly direction along said
1130 foot right of way to Sound View Avenue .
BEING AND INTENDED TO BE the same=premises described in a deed
recorded in Liber 6987 of Deeds at Page 396 and subject to the coven-
lants and restrictions therein contained.
