All that tract, piece or parcel of land situate, lying and being
in the Town of Southold, County of Suffolk and State of New York,
near the Village of Peconic, bounded and described as follows:
Beginning at a point on the southerly side of Sound View Avenue
at the intersection of the westerly line or side of land of Smith and
Sound View Avenue and running thence in a southeasterly direction
along the westerly line' or side of Smith a distance of 1000 feet, more
or less, to land now or formerly of Haynes Estate; running thence in a
westerly direction along land now or formerly of Haynes Estat% as
it winds and turns, a distance of 435 feet, more or less, to other
lands now or formerly of Haynes Estate; running thence in a northweste
direction along lands now or formerly of Haynes Estate and Dayton
a distance of 1450 feet, more or less to the southerly side of Sound
View Avenue and running thence easterly along the southerly side of
Sound View Avenue, a distance of 562 feet, more or less, to the point
place of beginning, and containing about 122 acres.

Peconic, in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows : - northerly by land now or
a formerly of Josiah C. Case and Ency C. Davison; westerly by land now
or formerly of Josiah C. Case and Ency C. Davison; again northerly by

and State of New York, bounded and described as follows :-Northerly
by land now or formerly of Dayton; Easterly by land. now or formerly
of Tobey; Southerly and Westerly by lands now or formerly of. Haynes, :
containing approximately 2'k acres.
TOGETHER with any and all rights of way leading thereto from 'the
Public Highway through or across the lands of Gerald L. Case and, ,
Kenneth D. Case, which the party of the first part and his grantors
have heretofore held, used and enjoyed to the said land and
r ' premises hereby conveyed, and together with any other rights of way,
if any, from said premises to the Public Highway, and subject to
existing rights of way, if any, over said premises as shown in
prior conveyances.
Being and intended to be the same premises conveyed by Ellis T. Terry
as County Treasurer of the County of Suffolk, State of New York to
John G_ Tjnden. by deed dgrsa_ December 19, 1925 and theraafter
conveyed by said John G. Tjaden to Charles W. Hubbard by deed dated
August 11, 1936 and recorded in the Suffolk County Clerk's Office
in Liber 1884 of deeds at page 343 on September 28, 1936.
The said premises are more fully shown aspe survey of 0, jJ.. Van
Tuyl & Son, entitled "Approximate Survey fo A. W. Hahn, Jr._,,2
dated December 21, 1951,
TOGETHER also with a right of way, if any; leading from the
Southeast corner of the former Jessie Thomas parcel to North Road.
The use of said right of way by the seller never having been
questioned for over twenty (20) years.
