ALL that certain plot, piece or parcel of land, situate,
lying and being:mvmx at Bayview, in the Town of Southold, County of
Suffolk and State of New York, known and designated as Lot
No. 25 on a certain map entitled "Leeward Acres at Bayview, "
filed in the Office of the Clerk of the County of Suffolk on
June 4, 1971, as Map No. 5599 .
TOGETHER with an undivided one fifty-third (1/53rd) interest in
lands shown and designated as "Park, Recreation and Drainage Area"
on the map of Leeward Acres at Bayview, filed in the Office of
the Clerk of the County of Suffolk on June 4, 1971, as Map No. 5599.
TOGETHER with an easement and right of ingress and egress over any
roads described in the subdivision map to and from the nearest
public road, subject, however, to the right of ingress and egress
granted or that may hereafter be granted to other owners of num-
bered lots on said subdivision map and others tD whom the same may
be granted over the roads and extensions on said trap. Further
subject, however, to the right of the- seller, its successors and
assigns, to dedicate the lands included therein to the Town of -_
Southold as a public highway, which right of dedication is hereby
reserved. Upon such dedication the easement and right hereby
granted shall terminate. _
SUBJECT to any state of facts that an accurate survey may show.
SUBJECT to covenants, restrictions, reservations, utility ease-
ments and agreements of record. -
SUBJECT to maintenance charges set forth in a Declaration of
Covenants and Restrictions filed in the Office of the Clerk of
the County of Suffolk in Liber 6945 cp 146.
THIS conveyance is made in the normal course of business of the
party of the first part and with the unanimous consent in writing
of all the stockholders of the party of the first part.

The foregoing described lot is more particularly bounded and
described as follows;
BEGINNING at a point on the southerly side of Leeward Drive
which said point is distant easterly 177. 09 feet from the
extreme easterly end of an arc of a curve connecting the
easterly side of Jacob' s Lane and from said point of begin-
ning running thence along the southerly side of Leeward Drive
the following two courses and distances ;
(1) South 61 degrees 23 minutes 30 seconds East 195.00 feet; and
(2) South 54 degrees 43 minutes 50 seconds East 16. 00 feet;
running thence South 30 degrees 46 minutes 50 seconds West 198 .29
feet; running thence North 61 degrees 23 minutes 30 seconds West
203 .37 feet; and running thence North 28 degrees 36 minutes
30 seconds East 200. 00 feet to the point or place of BEGINNING.
