MWITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, SEES
lying and being hake _at Goose Creek, in the Town of Southold, Suffolk
County, New York, more particularly bounded and described as follows :
BEGINNING at the Northeast corner of the parcel described at an
iron pipe in the Westerly side of Waterview Drive that is distant
South 57 degrees 42 minutes West, 420 feet from the monument set
at the intersection of the Westerly side of Waterview Drive with,
the Southerly side of Waterview Drive as it turns to the creek,
and running
THENCE South 57 degrees 42 minutes West, a distance of 100 feet`
along the Westerly side of Waterview Driveto an iron pipe ;
THENCE running North 38 degrees 42 minutes 40 seconds West along
land of Eastern Suffolk Realty, Inc. , and passing through an iron
pipe 284 feet to the waters of Goose Creek ;
THENCE running along the waters of Goose Creek on a tie line
course and distance of North 54 degrees 50 minutes 30 seconds
East 99. 57 feet to land of Mary Weiss ;
THENCE running along last mentioned land the following five courses
and distances ;
( 1 ) South 38 degrees 42 minutes 40 seconds East 191 feet;
( 2 ) North 51 degrees 17 minutes 20 seconds East 5 . 0 feet;
( 3 ) South 38 degrees 42 minutes 40 seconds East 35 feet;
( 4 ) South 51 degrees 17 minutes 20 seconds West 5 feet;

BEING AND INTENDED TO BE same premises conveyed to the Grantor
herein in the deed dated 9/22/67 recorded in Liber 6226c.p. 307-9,/25/67

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part fa and to said premises; TO HAVE AND TO
HOLD the premises herein granted Into the party of the second part, the heirs ur successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first fbr the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
