paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lying and being wxk at Peconic, Town of Southold, County of Suffolk and

where said southerly side of Mill Road is intersected by the south
easterly boundary of land now or formerly of Peter Sienk; running
thence south 63 degrees 46 minutes 00 seconds east along said pouth-
,' erly line of Mill Road a distance of 52;50 feet to a point.:_ running
thence south 77 degrees 55 minutes 00 seconds east still along the
said, squtherly side of Mill Road a distance of 122. 99 feet to a
}} point; running thence south 65 degrees 17 minutes 10 seconds west
,i 286.61 feet to the easterly line of Lot No. 47 as shown on "Map of
Peconic Homes, Section 2" , and running thence north 24 degrees 42
minutes 50 seconds west 106.65 feet; to said land of Peter Sienk;
running thence along the said land of Peter Sienk, north 62 degrees
24 minutes 30 seconds east 155.25 feet to the point or place of
BEGINNING.
BEING the same property conveyed to the party of the first part
by deed dated October 23rd, 1971, and recorded in the Office of
' the Clerk of Suffolk County on November 3rd, 1971, in Liber 7039,
Page 142 of Conveyances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
+' roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
F and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
° the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
;a eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
