ROBERT R. ANNISON and BARBARA ANNISON, his wife, both
residing at no number Route 25, Cutchogue, New York,

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs ;
or successors and assigns of the party of the second nart forever,
n ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being kb&dc near Great Pond, Town of Southhold, County- of Suffolk',
and State of New York, more particularly bounded and described as
follows:
BEGINNING at a point on the southerly side of Sound View Avenue where
the northwesterly corner of premises described intersects the north-
easterly line of land now or formerly of Clement W. Booth; running-
thence along the southerly side of Sound View Avenue the following
2 courses and distances: (1) North 44 degrees 43 minutes 10 seconds
East 34.87 feet; (2) Easterly along the arc of a curve bearing to the
i right and having a radius of 578.49 feet a distance of 65.13 feet;
running thence South 44 degrees 21 minutes 00 seconds West, 219.23
feet; running thence South 44 degrees 51 minutes 20 seconds West
100 feet to land now or formerly of Clement W. Booth the following 2
courses and distances: (1) North 45 degrees 08 minutes 40 seconds West
184.94 feet; (2) North 40 degrees 20 minutes 50 seconds West 37.84
l feet to the Southerly side of Sound View Avenue, the point or place

Being the same premises conveyed to the party of the first part by

LL M recorded on the 7th day of December, 1971 in Liber 7062 of Deeds at
page 429.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the part} of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law-, covenants that the party of
'the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from incumbrances, except as aforesaid; that the
party of the first part will execute or procure any further necessary assurance of the title to said premises; and
that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
