successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being*xtbx at Southold, 'town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 17 as shown on a
certain map entitled, "Map of Harvest Homes Estates, Section One,
Southold, Suffolk County, New York, owned and developed by Mary J.
Grigonis, survey completed December 16, 1968 by Van Tuyl' & Son, filed
in the Office of the Clerk of the County' of Suffolk on July 18, 1969
under file No. 5337. Said lot being more particularly bounded and
described as follows:
BEGINNING at a monument on the southerly side of peck Place distant
175 feet` westerly from the corner formed by the intersection of the
westerly side of Wells Avenue with the southerly side of Peck Place;
said point of beginning also being at the division line between Lots
17 and 18 as shown on the above mentioned map.
RUNNING THENCE along the said division line South 20 degrees 56 minutes '
East', 135 feet to the division line between Lots 17 and 20 as shown
on the above mentioned map.
THENCE along the said division line South 69 degrees 04 minutes West

THENCE along the said division line North 20 degrees 5k minutes West
135 feet to a monument set on the southerly side of Peck Place.
THENCE along the southerly side of peck Place North 69 degrees 04
minutes East 175 feet to the monument on the point or place of begin-
ning.
TOGETHER with an easement of ingress and egress over the street
adjoining out to the nearest public highway.
Premises are commonly known and designated as 260 Peck Place, Southold,t
New York.
BEING AND INTENDED TO BE the same premises conveyed to the grantor'
herein and FRED 14ALLENBORN by deed dated the 6th day of January, 1970
and recorded in the Office of the Clerk of the County of Suffolk on
January 9, 1970, in Liber 6687 , page 426. The said Fred Wallenborn
died a resident of the County of Suffolk on May 28, 1973.
