said point of beginning running along said southerly line of Christopher Street,
North 83 degrees 05 minutes 30 seconds East a distance of 106.01 feet to a
monument; thence along land now or formerly of Ballasus, South 6 degrees
54 minutes 30 seconds East a distance of 146.82 feet to the northerly line of
Lot No. 24 as shown on said map; thence along said Lot 24, North 87 degrees
46 minutes 10 seconds West a distance of 137 .85 feet to a monument; thence along
Lot 25, as shown on said map, and along said Lot 26, North 6 degrees 37 minutes
10 seconds East a distance of 128.54 feet to the point of BEGINNING.
