party of the first part, and Joseph A. Cianci and Joan Cianci, his wife, both residing
at 8 Sixth Avenue, Smithtown, NY,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten DOW&and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ti ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon ereetad, situate

BEGINNING at a point on the southerly aide of Ackerly Pond Line distant 90 feet
easterly as measured along the same, from the easterly side of land now or
formerly of P. McConnel; running thence along the southerly side of Ackerly
Pond Lane the following two courses and distances: (1) South 87054'20" East
12. 20 feet; (2) South 86°32120" East 77. 67 feet to the northwesterly end of a
tie line connecting the southerly side of Ackerly Pond Lane with the northwesterly
side of Lower Road; running thence along said tie line South 45132120" East 47. 40
feet to the northwesterly side of Lower Road; thence along said northwesterly
side of Lower Road, South 32055110" West 228. 89 feet to a concrete monument
marking the northeasterly corner of land of Boken; thence along said land
North 75'4710" West 68. 72 feet to land of Theodore Klos; thence along said land
of Klos the following two courses: (1) North 21'36130" East 124. 66 feet to a
point; and (2) North 12"27140" East 100. 04 feet to the southerly line of Ackerly
Pond Lane, at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed made by Stefan Zebrowski to Stefan Zebrowski (party of the
first part herein) and Annie Zebrowski (deceased), as joint tenants, by deed
dated July 26, 1961, recorded in the Suffolk County Clerk's office in Liber 5025
page 05 on July 31, 1961.

SUBJECT TO (1) any state of facts an accurate survey might show, and (2)
covenants, restrictions, easements, agreements, reservations, and zoning
regulations of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets aid
roads abutting the above-described premises to the center lines thereof; TOGETHER with the amutcoances
and all the estate and rights of the party of the first part is and to said premises; TO HAVK AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the-party of the first part has duly executed this deed the day and year first above
written.
