residing at 206-10 - 25th Avenue, Bayside, New York

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir=.
or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, situate,
lying and being Rcuhx at Bayview, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southerly line of Main Bayview Road, 307.13
feet easterly along said southerly line from the northwesterly corner of land
formerly of Alexander W. Koke and Frederick C. Koke and the Northeasterly
corner of land of Julius Zebroski ; said point of beginning being the north-
easterly corner of land conveyed by Alexander W. Koke and Frederick C. Koke
to Edward R. Hau; from said point of beginning running along said southerly
line of Main Bayview Road; --
South 52 degrees 22 minutes 10 seconds East 100.00 feet;
THENCE South 35 degrees 06 minutes West 39 .0 feet;
THENCE South 23 degrees 05 minutes West 31 .0 feet;
THENCE South 18 degrees 50 minutes West 134.12 feet;
RUNNING THENCE North 64 degrees 03 minutes 10 seconds West 102 feet to
a point makked by a monument and land of Asaph;
RUNNING THENCE North 25 degrees 16 minutes 10 seconds East 222.61 feet
to the point or place of BEGINNING.
TOGETHER with a right of way in common with others 30 feet in width
running from Main Bayview Road to Corey Creek, and further described as
follows :
The easterly line begins at a concrete monument on the southerly side of
Main Bayview Road at the northwesterly corner of land formerly of Anderson
and now of Greene;
RUNNING THENCE along said land of Greene and land now or formerly of
Alexander :7. Koke and Frederick C. Koke two courses and distances as follows:
South 25 degrees 56 minutes 50 seconds West 698.13 feet;
South 37 degrees 04 minutes 50 seconds West , 200 feet more or less to
Corey Creek.
The westerly line being 30 feet westerly thereof as measured at right
angles to said Easterly line.
SUBJECT to covenants, restrictions and easements of record contained in
deed dated October,29 1960,and recorded 1n 1,iber 4900 cp 365.
The above premises t consist or vacant Land.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenance=
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.-
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
