THIS INDENTURE, made the 30th day of ,January nineteen hundred and seventy-four
BETWEEN JOHN PONPINO, residing at 1500 Indian Neck Lane, Peconic, New York and
JOSEPH PONTINO, also residing at no number Indian Neck Lane, Peconic, New York
party of the first part,and FRANK CICH(W IIICZ III, residing at no number Lupen Drive,
East Cutchogue, New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon rectedsit e,

n. New York, bounded and described as follows:
BEGINNING at a point on the westerly side of Indian Neck Lane where the same is
f intersected by the northerly side of land now of formerly of Geiger, which point
is also where the westerly side of Indian Neck Lane is intersected by the north-
westerly side of Leslie's Road; running thence along said land of Geiger, south 83
degrees 11 minutes 20 seconds west 457.28 feet to land now or formerly of R.
Koraleski; running thence along said land north 21 degrees 46 minutes 30 seconds
west 1203.26 feet to land now or formerly of Mahnken; running thence along said
land, north 61 degrees 21 minutes 10 seconds east 310.86 feet to land now or form-
erly of John Pontino; running thence along said land south 24 degrees 00 minutes
east 200 feet and north 61 degrees 21 minutes 10 seconds east 231.83 feet to the
westerly side of Indian Neck Lane; running thence along the westerly side of
Indian Neck Lane, south 24 degrees 00 minutes east 488.75 feet and south 11 degrees
42 minutes 50 seconds east 708.92 feet to the point or place of BEGINNING.
John Pontino, one of the grantors herein is the same person as John Pontino, the
grantee in a certain deed dated 12-14-1970, recorded 12-15-1970 in liber 6855
cp 342.
Joseph Pontino, one of the grantors herein is the same person as Joseph Pontine,
the grantee in a certain deed dated 12-14-1970, recorded 1-3-1974 in liber 7562
cp S22.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
• roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
