4 WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk, State of.
1 New York, bounded and described as follows :
BEGINNING at an iron pipe on the northwesterly line of
Middle Road (CR27) at the southerly corner of land of
Kaplan and the easterly corner of land of the party of the
first part ; from said point of beginning running alongside
northwesterly line of Middle Road, S. 54 14 ' 40" W.-152.0
feet to an iron bolt ; Thence along land of Belinski, two
courses:
M 1) N. 40 03 ' 00" W.- 77.88 feet to a monument ; Thence
?� S. 51 58' 00" W.- 1020 feet to an iron pipe and land
of Hodor; Thence along said land of Hodor, N. 47 10' 00" W.
,-, 191.81 feet to an iron pipe ; 'Thence along said land of
Kaplan, two courses:
(1) N. 42 50' 00" E.- 155.34 feet ; Thence
(2) S. 47 10' 00" E.- 301.73 feet to the point of beginning.
Being a portion of premises conveyed to the party of the first
part by deed dated November 29,1962 from Laura D. Case, individually
and as executrix, recorded in the office of the county clerk,
County of Suffolk, in L.5274 cp 269.
This conveyance is secured by a purchase money first mortgage.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purp')se.
