0 THIS INDENTURE, made the 8th day of October nineteen hundred and seventy—four
BETWEEN Robert Leto and Paula Leto, his wife, both residing at
19 Format Lane, Smithtown, New York,
party of the first part, and Robert B. Armstrong and Carolyn A. Armstrong,
his wife, both residing at 25 Radcliff Drive, Huntington, New York,
party of the second part,
Wl'CNESSEPH, that the party of the first part, in consideration of one dollar ---------

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
J) ALL. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being lmakec North of the Village of Southold, Town of Southold,
County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a stake set on that course of the southwesterly side of
Mill Creek Drive which runs South 68° 22' 40" East at a point 79.00
feet southeasterly along said course from the point of beginning of
said course; and said point of beginning the northeasterly corner of
land conveyed by Henry J. Smith to Roger M. Doyle and wife by deed
dated August 3, 1949 and recorded in the Suffolk County Clerk' s Office
in liber 3077 page 594 on August 5, 1949;
running thence along said southwesterly side of Mill Creek Drive
South 680 22 ' 40" East a distance of 85.64 feet;
thence still along said line of said Mill Creek Drive on a curve
to the right having a radius of 25 feet a distance of 30.42 feet;
thence along the westerly line of said Mill Creek Drive South
1° 20 ' West a distance of 55 feet;
thence along other land now or formerly of Henry J. Smith North
750 49 ' 40" West a distance of 121.14 feet to said land of Roger M.
Doyle and Wife;
thence along said land of Roger M. Doyle and wife, North 16°
07' 30" East a distance of 84 feet to the point or place of
BEGINNING.
Subject to a first mortgage held,by Southold Savings Bank in the
reduced amount of $13,732.32 which purchasers assume and agree to
pay.
