party of the first part, and C. J. VAN BOURGONDIEN, INC. , a domestic corporation

WITNESSETH, that the party of the first part, in consideration of

distant 1459 feet more or less southeasterly, as measured along the
same, from the corner formed by the intersection of the southeasterly
side of Youngs Avenue with the northeasterly side of Calves Neck Road,
running thence along the southeasterly side of land now or formerly
of Philip Betz, North 38 degrees 36 minutes 10 seconds East 190.80
feet to the southwesterly side of Town Creek; thence southeasterly
along the southwesterly side of Town Creek on a Tie Line having a
course of South 56 degrees 09 minutes 00 seconds East a distance of
152.48 feet to the northwesterly side of land now or formerly of
Reider Carstensen; thence along said land South 45 degrees 47 minutes
30 seconds West 214.44 feet to the northeasterly side of Calves Neck
Road, and thence along the northeasterly side of Calves Neck Road
47 degrees 08 minutes 10 seconds West 125.47 feet to the point or
place of BEGINNING.
TOGETHER with all the right, title and interest, if any, of the party
of the first part in and to Town Creek in front of and abutting said
premises to the center line thereof.
SUBJECT to covenants, restrictions, agreements and reservations of
record.
BEING AND INTENDED TO BE the syme premises conveyed to the grantor
herein and her late husband, Charles H. Collison, by deed dated
December 3, 1954 and recorded in the Suffolk County Clerk' s Office
on December 20, 1954 in Liber 3811 at page 130.
