Plock and wife; thence running in a general easter^ direction from said point of beginning along said ordinary high water mark of said Town Harbor, N. 89 00' E. , a distance of 100.42 feet to a point, which last mentioned point is N. 650 02' 10" W. , 283.94 feet from the U.S. Coast & Geodic Survey monument No. 2; thence running in a general southerly direction along other lands of Paradise Point, Incorporated, S. 40 15' 20" W. , a distance of 233.0 feet to a certain fifty (30) foot wide private road; thence along said private road two courses as follows: - 1. TOGETHER with any and all the right title and interest of Para- dise Poin ncorporated of, in and to Little Peconic Ba (also known as own Harbor) and the lands under the water thereof lying in front of and adjacent to the said premises. SUBJECT to covenants and restrictions as contained in deed dated , July 9th,-ITJ4 ,-'and recorded in the Suffolk County Clerk' s Office in liber 2971 of deeds at page 250 on July 18, 1949 at 11 :40 A.M. ,heretofore given by Paradise Point, Incorporated, a New York corporation to Garret Sinning. BEING the same lands and premises conveyed to Garret Sinning by deed of arm ise Point, Incorporated, a New York corporation, dated ugust 251951, and recorded in the Suffolk County Clerk' s Office on ay 13, 1153 in Deed Book 3514 at page 209 &c. The property described herein is shown on a Map made by Otto W. Van Tuyl, entitled "Map of Property owned by Paradise Point, Incorporate , situate at Bay View, Town of Southold, New York" surveyed September 15th 1947. The said Garret Sinning died testate on April 21, 1972, a resi- dent of Passaic County, New Jersey, and by his Last Will and Testament probated in the Surrogate's Court of Passaic County on May 5, 1972, de- vised his hereinabove described real property commonly known as Paradise Point, Southold, New York, together with all the household contents there- in, to his son, John D. Sinning, the latter having survived by more than 30 days the deceased Garret Sinning in accordance with the terms of the Will recorded in Book J19, page 42 of the Passaic County Surrogate's Court. Garret G. Sinning and John D. Sinning, Executors under the Will of the said deceased, Garret Sinning, join in this deed for the purposes of extinguishing and exhausting any and all power ofsale they may have under the terms of the aforesaid Will or under rule of law.
