party of the first part, and MAUREEN P. OLLEN, residing at 53-26 Bell Boulevard,
Bayside, N.Y. and PATRICK J. O' GRADY, as joint tenants with rights of l`
survivorship, residing at 120-11 Alcott Place, Bronx, N.Y. 10475 ,
party of the second part,
WITNESSETH,thafthe party of the first part,to consideration of Ten Dollars and other valuable conaideratioa
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being tabm at Southold, in the Town of Southold, County of Suffolk and
State of. New York, known and designated as Lot No. One on a certain map
entitled, "Map of Subdivision of Property of Jonathan T. Overton, situate
at Southold, N.Y. , surveyed by Otto W. Van Tuyl, Licensed Surveyor,
Greenport, N.Y. ", which said map is filed in the Suffolk County Clerk's i
Office as Map No. 1103.; more particularly bounded and described as follows:
O BEGINNING at ,a point on the northeasterly side of Hobart Road distant 100 feet
northwesterly from the corner formed by the intersection of the northeasterly
q'L* side of Hobart Road with the westerly side of Terry Lane, and '±
RUNNING THENCE north 5 degrees 28 minutes 40 seconds west along the north—
easterly side of Hobart Road 105.0 feet to the easterly line of lot no. 117
on a certain map entitled "Map of Founders Estates" filed in the office of
the Clerk of Suffolk County as Map No. 834; k+
RUNNING THENCE northerly along said lot no. 117 on said map of Founders
Estates on an irregular curve having a tie line course and distance of
north 15 degrees 03 minutes 40 seconds east 118.38 feet a distance along
said curve of 123 feet more or less to the point at the terminus of said
tie line;
THENCE north 41 degrees 35 minutes 20 seconds east still along the easterly
side of Lot 117 on said map of Founders Estates; a:
THENCE south 51 degrees 28 minutes 40 seconds east 116.50 feet;
THENCE south 21 degrees 32 minutes 00 seconds west 120.78 feet to the
northeasterly side of Hobart Road at the point or place of beginning.
Being the same property conveyed to the party of the first part by deed
recorded January 11, 1971 in Liber 6867 page 564, Suffolk County Clerk.

TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER withtheVappttr0eoaocd
and all the estate and rights of the party of the first part in and to said premises; TO HA ffff AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part fore"r.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such eonsid- -',
oration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires. y
