and State of New York, bounded and described as follows :
BEGINNING at a point on the northerly side of Sound View Avenue
distant 250 feet easterly from the point formed by the interesectior
of the said northerly side of Sound View Avenue with the northeasterly
side of Light House Road;
running thence North 21 degrees 23 minutes 50 seconds West 240 feet
more or less along the easterly line of land now or formerly of
Saverio Bentivegna to the present high water mark of Long Island ,o'.uzd";
thence along the irregular high water mark of Long Island Sound t , ,:
the land of Feldman (formerly A. McGee) which point is located North
16 degrees 00 minutes 20 seconds West 245 feet, more or less, from the
southeast corner of the property herein described;
thence running South 16 degrees 00 minutes 20 seconds East 245 fes :,,
more or less, along the westerly line of land of Feldman (formerly
A. McGee) to the northerly line of Sound View Avenue;
running thence South 83 degrees 46 minutes 40 seconds West along the
northerly line of Sound View Avenue 100 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Renee Kaplan
and B. Jane Hurtt Lander by deed dated September 16, 1965, recorded
in the Office of the Clerk of the County of Suffolk on September 22,
1965 in Liber 5896 at page 208. This deed is subject to mortgage on
which the remaining principal balance is $30, 000, 00 on May 12, 1975.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever nae of this indenture so requites.
