,��• BEGINNING at a railroad iron set in the ground at the Southwesterly
corner of the premises about to be conveyed and running thence northerly
along the easterly side of Peconic Lane a distance of 78. 3 feet to an iron
post; thence easterly and along lands formerly of Josiah C. Case a distance
of 166. 8 feet to an iron bar set in the ground; thence running southerly
on a line at right angles to the last course above mentioned a distance of
84 feet to an iron bar set in the northerly boundary line of land of the Long
Island Railroad Company; thence Westerly along the northerly side of land
of the Long Island Railroad Company a distance of 170 feet to the point or
place of BEGINNING.
The Grantors herein are the same persons as the Grantees in
Deed Liber 2651 Page 359 recorded in the Suffolk County Clerk's Office
on November 22, 1946.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said prem*s; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heiys or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the pay the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" sh be const ue if it read "parties" whenever the sense of this indenture so requires.
