BETWEEN ROBERT JOHN KOLYER, residing at 208 Christian Avenue
(P.O. Box 235) , Stony Brook, Suffolk County, New York 11790 and
JOHN McNAUGHTON KOLYER, residing at Apt. F-25, 3020 Yorba Linda
Boulevard, Fullerton, California 92631, as devisees under the Will of
MILDRED R. KOLYER, late of Southold, Suffolk County, New York, decensed,
(Suffolk County Surrogate 's Court File No. 309-P-1975) ,
party of the first part, and
ROBERT JOHN KOLYER, residing at 208 Christian Avenue
(P.O. Box 235) , Stony Brook, Suffolk County, New York 11790,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideratia.n'
paid by the party of the second part, does hereby grant and release unto the party of the second part, the hens
or successors and assigns of the party of the second part forever,

� ALL those certain lots, pieces or parcels of land, together with the
buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, Suffolk County, New York, known and designated
as plots No. Six (6) , Seven (7) and the easterly ten (10) feet of ]'lot
No. Eight (8) in Block B, as shown on a certain map made July 22nd,
1930 by Daniel R. Young, P.E. and L. S. entitled "Map of Reydon Shor.as,
Inc. , Bayview, L. I. , N.Y. , in the Town of Southold, Suffolk County„
N.Y. " and filed in the office of the Clerk of Suffolk County,
Riverhead, New York, on July 1st, 1931 as Map No. 631.
TOGETHER with the right to use for boating, bathing and fishing
all that portion of Beach lying in front of Sections A. and B. as
shown on said Map, in common with Reydon Shores and with others who
now have or may hereafter acquire rights in the same, subject, however,
to such reasonable rules and regulations with respect to the use there-
of, as Reydon Shores , Inc. , may from time to time put into effect:.
BEING AND INTENDED TO BE the same premises described in Liber 7690
cp 346 together with all the rights and privileges therein contained,
subject to covenants and restrictions set forth therein and subject
to two mortgages held by Suffolk County Federal Savings and Loan
Association now reduced to $2,469. 01.
TOGETIfER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party if
the first part will receive the consideration for this conveyance and will hold the right to receive such consid•
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so require,.
