MANNING, hiswife, both residing at 1248 D. Denver Lane, El Cajon, California T 1 party of the first part, and JENNIE JOYCE, residing at 788 Bartlett Road, Middle Island, N. Y. HOWEVER,- the grantors herein specifically retain and reserve the right to use the said right of way and beach to themselves and their heirs and assigns for that portion of the premises described in Deed dated September 7, 1957 and recorded in Liber 4358 Page 461 on September 11, 1957 and not conveyed herewith.
