THIS INDENTURE, made the 4th day of August nineteen hundred and seventy-five
BETWEEN
WILLIAM CLIFFORD MANNING and MAXINE M. MANNING, hiswife,
both residing at 1248 D. Denver Lane, El Cajon, California

JENNIE JOYCE, residing at 788 Bartlett Road, Middle Island, N. Y.

WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other lawful consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, more particularly,bounded and described as follows:
PARCEL I
BEGINNING at an iron pipe on the southeasterly line of Soundview Avenue
at the northerly corner of land of the party of the first^;part and the westerly
corner of land of DIAugusta, and along land now or formerly of the party of the
first part, S., 41018140” E. - 267. 74 feet to an iron pipe; thence along land of
the party of the first part, S. 48041120" W. 180. 0 feet to an iron pipe and the
northeasterly line of a private road known as "Hope Lane".being also the north-
eas1terly line of Parcel II; thence along said northeasterly line of "Hope Lane"
being also along said Parcel II, two courses:
(1) Northwesterly on a curve to the left having a radius of 250. 54 feet,
of 122. 44 feet to an iron pnpe; thence
(2) Northwesterly on a curve to the right having a radius of 254. 29 feet.
a distance of 151. 17 feet to an iron pipe on said southeasterly line of Soundview
Avenue; thence along said southeasterly line, two courses:
(1) Northeasterly on a curve to the left, having a radius of 631. 45 feet,
a distance of 170. 21 feet, to an iron pipe; thence
(2) N. 420141 10" E. - 68. 17 feet to the point of BEGINNING.

TOGETHER with a right of way over the 50 foot private road, known as
"Hope Lane" from the southerly corner of premises northwesterly about 275 feet
to Soundview Avenue.

BEGINNING at an iron pipe on the southeasterly line of Soundview Avenue
at the westerly corner of Parcel I. hereinabove described; from said point of
beginning running along said Parcel I. two courses:

(1) Southeasterly on a curve to the left having a radius of 254. 29
feet, a distance of 151. 17 feet; thence
(2) Southeasterly on a curve to the right having a radius
of 250. 54 feet, a distance of 122.44 feet to the southerly cor-
ner of said Parcel I; thence S. 480 41 ' 20" W. 25,0 feet;
thence along the center line of said "Hope Lane", two courses:
i (1) Northwesterly on a curve to the left having a radius
of 221, 54 feet, a distance of 110. 22 feet; thence
(e) Northwesterly on a curve to the right having a radius
of 279. 29 feet a distance of 167. 91 feet to said southeasterly
line of Soundview Avenue; thence northeasterly along said south-
easterly line on a curve to the left, having a radius of 631.45 feet,
a distance of 25. 23 feet to the point of beginning.
SUBJECT to the rights of others :as. a right of way.

SUBJECT to covenants, easements and restrictions of record.
TOGETHER with the right to use:a 30 foot right of way and private
beach,, if any, for access to and from Great Pond, in.common with others
including the grantor and`his heirs and assigns, as more specifically set
forth in Taber 4358 Page 461. HOWEVER,- the grantors herein specifically
retain and reserve the right to use the said right of way and beach to
themselves and their heirs and assigns for that portion of the premises
described in Deed dated September 7, 1957 and recorded in Liber 4358
Page 461 on September 11, 1957 and not conveyed herewith. SUBJECT
to the burdens imposed to date upon the right of way and private beach I
such as reasonable rules and regulations for the use thereof.
