BEGINNING at a point on the southerly side of Carroll Avenue distant
487.10 feet easterly when measured along the southerly side of Carroll
Avenue from the corner formed by the intersection of the southerly side
of Carroll Avenue with the easterly side of Peconic Lane, said point of
beginning being the point where the division line between the premises
herein after described and lands now or formerly of Ineo Quinn inter-
sects the aforesaid southerly side of Carroll Avenue and; RUNNING THENCE
South 30 degrees 27 minutes 00 seconds East along lands now or formerly
of Inez Quinn a distance of 204.01 feet to lands of School District No. 7;
THENCE South 51 degrees 05 minutes 00 seconds West along said last men-
tioned lands a distance of 80 .0 feet to lands now or formerly of Zurek;
THENCE North 30 degrees 31 minutes 50 seconds West along the last

the southerly side of Carroll Avenue a distance of 80.00 feet to the
point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to conveyor dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
I the party of the second part, the distributees or successors and assigns of the party of the second part forever.

11 AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
