ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as Lot Number NINE (9) on a certain
map entitled, "MAP OF NORTHWOOD ESTATES AT SOUTHOLD", made by
Van Tuyl & Son, Licensed Land Surveyors, and filed in the Suffolk
County Clerk's Officd on February 7, 1972 as Map . No. 5675.
SUBJECT TO the following Covenants and Restrictions :
ALL the buildings are to be erected on closed foundations of poured
concrete,cement blocks or bricks , excepting porches which may be
erected on piers or posts.
THAT no dwelling house,exclusive of garages,shall be erected or con-
structed on any lot which shall contain less than 1000 square feet.
NO nuisances and noises of any kind,unwholesome and offensive to the
neighborhood,shall be permitted to exist on any lot,nor shall any ac-

ted to remain on any lot. Lot owners shall cut the grass and keep tine
1 appearance of the lots in accordance with the standards of the community.
NO fowl, poultry, animals or livestock shall be kept on any of the
lots except domestic household pets. No outside clothes lines shall be
permitted except a circular unbrella type clothes dryer or two "T" posts
set not more than 30 feet apart with lines strung between. Said clothes
dryer or lines shall be permitted in rear yards only.
EACH lot shall be subject to electric,electric light,gas and telephone
easements on the surface or below the surface along the roads or lane
adjacent to each lot.
NO hedge or fence shall be allowed to be constructed over four (4)
feet in height nor shall any solid board fences be permitted.
THAT the said covenants are hereby declared to be covenants attached
to and running with the land . The said covenants are restrictions may
be released or altered by the party of the first part. The said coven-
ants and restrictions shall expire on January 1, 1985.
