EDWARD F. BEAUCHAMP, residing at

party of the first part, and
PAGE D. BEAUCHAMP, wife of the party of the first part, residing
at 24 Yellow Cote Road, Oyster Bay Cove, N. Y. ,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of
dollars,
lawful money of the United States, paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, all his right,title & interest in & to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being jig at Indian Neck, Peconic, in the Town of Southhold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the ordinary high water line of Peconic Bay, which
point is the southwesterly corner of land now or formerly of E. W. Wood and
which point is also the southeasterly corner of thepremises herein described;
running thence along the said ordinary high water line of Peconic Bay South 44
degrees 30 minutes 00 seconds West a distance of 200 feet; running thence along
land conveyed or about to be conveyed by Nelson Robinson, Trustee, to K. McQueen,
et al, the following/C"8flrses: (1) North 23 degrees 50 minutes West 300 feet to a
point; (2) North 65 degrees 46 minutes West 45. 58 feet to a point on the easterly
line of a proposed road; running thence along land of Henry J. Smith and Stella M.
Smith, his wife, the following two courses and distances: (1) running in a northerly
direction along the arc of a curve to the left having a radius of 775, 0 feet, a
distance along said curve of 100 feet; (2) running thence in an easterly direction
North 72 degrees 44 minutes 00 seconds East 200. 25 feet to a point and land now
or formerly of E. W. Wood, which point is distant North 20 degrees 7 minutes
50 seconds West 330 feet from the point of beginning hereinabove described;
running thence along said land now or formerly of E. W. Wood South 20 degrees
07 minutes 50 seconds East a distance of 330 feet to the point of BEGINNING.
TOGETHER with an easement of Right of Way to and from the above described
premises to Indian Neck Road over the existing private road running from the
northerly side thereof to Indian Neck Road, the location of which is subject to
change at the option of Henry J. Smith and Stella M. Smith, his wife, the
prior grantors herein, which change of location is to be confined to the area
between the easterly line of the above described premises as extended northerly
to Indian Neck Road and a line distant 100 feet westerly therefrom and the said
easement shall terminate automatically in the event that a Town Highway is
created running from said Indian Neck Road to the above described premises,
thereby creating public access. E
BEING the same premises conveyed to the party of the first part and the party 6
