tEGIIINING at a point on the southwesterly side of a private road,
distant the following two courses and distances from the intersection ` s
of the northwest side of Soundview Avenue and the southwest corner of
land of Carl Reiter: (1) South 420 14' ' 10" West 156.36 feet along the ,
northwesterly side of Soundview Avenue to the southwesterly side of
a private road, and (2) North 40' 111 30" West along the southwest•-
erly side of said private road 138.00 feet to the point or place o;:
beginning; Running thence South 42° 14' 10" West 141.23 feet to
the northeast side of a private road; Running thence along said
} private road the following two courses and distances: (1) North 401'

northerly direction along a curve to the right having a radius of
140.00 feet , a distance of 219,91 feet , to the southwesterly side

the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to Barbara
Bernstein by Florence S . Kramer by deed dated October 27, 1965
and recorded November 8, 1965, in the Suffolk County Clerk's
Office in liber 5854 at page 370.
TOGETHER with all right, title and interest, if any= of the,-party of Ike first part-in-and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any,other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
