Lane, Cutchogue, New York 11935, party of the first part, and
MICHAEL REMKE AND SUSANN REMKE, husband and wife, residing at 237-239 Smith Street, Apt. 3,
Brooklyn, New York 11231. party of the second part.
WITNESBETH, that the party of the first part, in consideration of Ten and 00/100--($10.)-Dollars, and
other good and valuable consideration paid by the party of the second part. does hereby grant and release
unto the party of the second pa~t, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Cutchogue, Town of Southold and State of New York, being more particularly bounded
and described as follows:
BEGINNING at a point on the southwesterly side of Alvah's Lane distant 550.60 feet northerly from the
corner formed by the intersection of t.he northerly side of New York State Route 25 (Main Road) with the
southwesterly side of Alvah's Lane; said point or place of beginning being the northeasterly corner of land
formerly of Thomas C. and Mabel B. McCaffery now or formerly of R. Scott:
THENCE South 72 degrees 09 minutes 30 seconds West along the last mentioned land 249.93 feet to
land now or formerly of Walter F. Rowland;
THENCE North 27 degrees 19 minutes 00 seconds Wesi along the last mentioned land 86.82 feet to land
now or formerly of Alexander and Frances Zelinski;
THENCE North 72 deg~es 17 minutes 10 seconds East along the last mentioned land 247.67 feet to the
southwesterly side of Alvah's Lane;
THENCE South 28 degrees 50 minutes 00 seconds East along the southwesterly side of Alvah's Lane
86.67 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the party of the first part by deed
dated 8/2703, recorded 10/9/03 in Liber 12277 page 82.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the dght to receive such
censiderefion as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word 'party' shall be construed as if it read 'parties' whenever the
sense of this indenture so requires.
