WITNESSETH, that the party of the first part, by virtue of the power and authority given In and by
said last will and testament, and in consideration of Ten Dollars, paid by the party of the second part,
does hereby grant and release unto the party of the second part, the hairs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Peconic, in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lots Nos. 25 and 26 as shown on a certain map entitled, "Map of
Arrowhead Cove at Indian Neck", filed in the Office of the Clerk of the County of Suffolk on June 20,
1963 as Map No. 3810, together with a described parcel of land which when said lots and described
parcel are taken together, are bounded and described as follows:
BEGINNING at a monument set on the westedy side of Arrowhead Lane where same is intersected
by the dividing line between Lots Nos. 24 and 25 as shown on the above mentioned map;
RUNNING THENCE North 62 degrees 02 minutes 50 seconds West, 307.37 feet to a monument;
THENCE North 89 degrees 06 minutes 30 seconds East, 97.35 feet to a point;
THENCE .North 23 degrees 42 minutes 23 seconds East along land now or formedy of Marco,
118.30 feet fo a monument and the dividing line between lots Nos. 26 and 27 on the above
mentioned map;
THENCE North 38 degrees 42 minutes 20 seconds East, along said dividing line, 160.00 feet to a
~ monument set on the westerly side of Anowhead Lane;
THENCE Southerly the following 2 courses and distances along the westerly side of Arrowhead
Lane;
(1) Sou.Ih 1 degree 17 minutes 40 seconds East, 106.53 feet to a monument;
(2) Southwesterly along an arc of a cunm bsadng to the right having e radius of 307.37 feet
an arc of 156.86 feet to a monument set at the point or place of BEGINNING.
Together with ingress and egress ever Arrowhead Lane to the nearest public highway.
I Batng and intended to be the same premises conveyed to Ullian V. Mesloh, deceased, by deed
'dated December 30, 1994, and recorded in the office of the Clerk of Suffolk County on January 13,
1995 in Uber 11710, Page 631.
Being the smt~e premises commonly known and designated as 2150 Arrowhead Lane, Peconic,
New York 11958.
TOGETHER with all dght, title and Interest, if any, of the party of the first part, in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of decedent's death
in said premises, and also the estate therein, which the party of Ihe first part has or has power to
convey or dispose of, whether individually, or by virtue of said will or otherwise; TO HAVE AND TO
HOLD the premises herein granted unto the pady of the second part, the heirs or successors and
assigns of the!party of the second part forever.
AND the party o! the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, In compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such con-~ideratl~)n as~ trus~ fur{d to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part bf the total of the s~md for any other purpose. The word 'party" shall be construed as
if it read 'parties' whenever the sense of this indenture so requires.
