TOGETHER with nil right, title and interest, if any, of the party ol'the first part in and to any streets and
roads abutting the above described premises to thc center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first pan in and to
said premises,
TO HA WE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
suc~cssors and assigns of the party of the second pan forever.
AND the party of tho first part. covenants that t.he party oft he first pail has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 ortho Lien I.aw. covenants that the party
ofthe first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as n trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of fha same
for any other purpose.

ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Bayview, in the Town
of Southold, County of Suffolk and State of New York, boun~led and described as
follows:
BEGINNING at a point on the Easterly line of a pr'~vate road known as Koke
Drive, distant South 25 degrees 56 minutes 50 seconds West, a distance of
365.00 feet from the intersection of the said Easterly line of Koke Drive with the
Southerly line of Main Bayview Road, which said point of beginning is the
Northwesterly comer of the premises described herein and also the
Southwesterly corner of land formerly of Koke and about to be conveyed to
Cowan;
RUNNING THENCE from said point of beginning, South 64 degrees 03 minutes
10 seconds East, a distance of 103.00 feet along said last mentioned land to a
point;
RUNNING THENCE South 25 degrees 56 minutes 50 seconds West, a distance
of 125.00 feet along other land of the grantors herein;
RUNNING THENCE North 64 degrees 03 minutes 10 seconds West, a distance
of 103.00 feet still along other land of the grantors herein to a point on the
Easterly line of Koke Drive;
RUNNING THENC. E along the said Easterly line of Koke Drive, North 25 degrees
