AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the fight to receive such
consideration as a trust fund to be applk'd first for the purpose of paying the cost of the improvement, and
will apply the same iirst to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever thc
sense of this indenture so requires.

entitled, "Plan ofS. Buel Corwin's Estate, Greenport, Suftblk County, New York, as laid out in, part in
1882. rcsorvcyed in June 1904, for Referee's Sale July 2, 1904, C.I I. Bateman, Engineer and Surveyor of
Shelter Island" and now or hereafter to be filed in the Office of the Clerk of the County of Suffolk as
and l.ot 'No. 60: the portion of said lot he. re. by conveyed being bounded and described as follows:
BEGIN'NING at a point on thc southerly side of Front Street: distant 90.71 feet easterly fi.om the
corner formed by thc intersection of thc southerly side of Front Street and the easterly side of
Seventh Street;
RUNNING THENCE North 89 d~grees 33 minutes 30 seconds East along thc southerly side of Front
Street, 60.48 feet to a monument set in the westerly line of Village of Grecnport:
'I'HENCE South 07 degrees 17 minutes 40 seconds West along said linc, 150 feet to a monument and
land now or formerly of Paul F. Deduck and Catherine A. Deduck;
THENCE South 89 degrees 32 minutes 10 seconds West along said land, 60.32 feet to a monument and
land formerly of R. Van Tuyl;
THENCE North 07 degrces 14 minutes 00 seconds East along said last mentioned land, 150 feet to the
southerly side of Front Street at the point or place of BEGINNING.
