THIS INDENTURE, made the 20'b day of September , two thousand
BETWEEN
ELIZABETH O. LAWTHER, residing at
142 Freeman Avenue, Islip, New York
the party of the first part, and
JOHN F. LARSEN, residing at
9 Highland Avenue, St. James, New York
party of the second part,
WITNESSETH: That the party of the first part, in consideration of ten dollars, and other valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at an iron pipe set on the southeasterly line of Lake Drive, a total distance of 209.01 feet southwesterly
along said line from a monument on the southwesterly line of Keany's Road;
RUNNING THENCE along said line of Lake Drive, the following two (2) courses and distances;
1) North 17 degrees 20 minutes 00 seconds East, 49.65 feet to a monument;
2) On a curve to the right having a radius of 102.66 feet, a distance of 58.30 feet to an iron pipe;
THENCE along other land formerly of Daniel T. Smith, now or formerly of DiSanto, South 44 degrees 24 minutes
30 seconds East, 220 feet more or less to the shore of Great Pond;
THENCE southerly along the shore of Great Pond to a point on the northerly line of land now or formerly of Cruise;
THENCE along land now or formerly of Cruise, North 44 Degrees 24 minutes 30 seconds West, 230 feet more or less
to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises described in deed to the party of the first part dated October 21, 1982
and recorded in the Suffolk County Clerk's Office on October 26, 1982 in Liber 9261 at Page 455.
SAID PREMISES being known as and by the street address: 175 Lake Drive, Southold, New York.
TOGETI-IER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center line thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever.
ANDthe party of the fa-st part covenants that the party of the fixst part has not done or suffered anything whereby the said
p~.0~s~s have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
