paid by the party of the second past,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being on }hill Hill or Willow Hill in the Village and Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set at the intersec_iori of the southerly lin
DIST, of Ackerly Pond Lane with the westerly line of Main State Road; from said point
of beginning running along said Main State Road on a curve to the right having a
radius of 1, 110. 92 feet a distance of 273. 50 feet to land of Glover; t$ence along

(1) North 49 degrees 37 minutes 50 seconds West 128. 52 feet to a post; thence

monument on the southerly line of Ackerly Pond Lane; thence along said southerly

BLOCK (2) North 76 degrees 03 minutes 20 seconds East 170. 10 feet to the point or
place of beginning.
BEING and intended to be the same premise's conveyed to the party of the first
part herein by deed dated April 5, 1976 and recorded in the Suffolk County Clerk's
Office on April 12, 1976 in Liber 8016 of deeds at page 275.
LOT SUBJECT to a mortgage now a lien on the aforesaid premises made by
Founders Homes, Inc. to the Southold Savings Bank dated April 5, 1976 and
recorded on :April 12, 19176 in Liber 7583 of mortgages at page 363 in the original
principal sum of $25, 000. 00 now reduced to $24,435.52rw-ith interest paid to date,
which mortgage debt the grantees hereby assume and agree to pay.
THIS conveyance is made in the usual or regular course of the business
actually conducted by the party of the first part.

TOGETHERwithaII right, title and interest, if any, of the party of the first part in and to any.streets and
I� roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
I HOLD the premises herein granted unto the party of the second part, the heirs or successors and.assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part 1-.ass not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to -receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the pray:rent of the cost of the improvement before using any part of the total of the same for
any:other purpose. _.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so,requires.
