of Jonathan Overton, said point beginning being the southerly corner

1956; running thence along the last described land North 66 degrees
12 minutes 10 seconds East 184.39 feet to an iron pipe; thence along
other land of the party of the first part, two courses, as follows:

`* (2) South 58 degrees 54 minutes 40 seconds West 163.66 feet to the
ortheasterly line of a second 20 foot right of way; thence along
the last described line North 64 degrees 50 minutes West 60.00 feet
to the point of BEGINNING.
TOGETHER WITH a right of way 20 feet in width from the westerly
corner of the premises southerly about 250 feet to Horton Lane,
Subject to the rights of the Long Island Lighting Company, the New
ork Telephone Company and others in said right of way.
ALSO WITH a second right of way 20 feet in width from the most
southerly corner of the premises northwesterly about 60 feet to the
first described right of way, the southwesterly line of said right
of way being the above described boundary line between land of
party of the first part and land of said Fischer.
ALSO WITH the right to use, in common with others, a private
beach extending westerly from the westerly line of the first described
right of way about 200 feet to LongIslandSound and extending
southerly from the northerly boundary-line of land of the party of

roads abutting the above described premises to the center fines thereof,

TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
BEING AND INTENDED TO BE same premises conveyed to the party
of the first part and Ole G. Carlsen, who died a resident of
Southold, Town of Southold, Suffolk County, New York on December 23,
1966, by deed dated October 6, 1956, recorded October 10, 1956 in
Liber 4194 of Deeds page 461.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as atrust fund to be applied first for the purpose of paying the cost oftheimprovement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
