WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
aor successors and assigns of the party of the second part forever,

BEGINNING at a concrete monument set on the northerly line of a certain
16.5 foot right of way at the southeasterly corner of lands conveyed by L. Baron
l- 1j Hill and Adelaide Fill, his wife, to Frederick C. Koke and Sean M. Koke, his wife,
I--j by deed dated May 14, 1949, and recorded in Liber 2952 Cp 17; and running thence
along said lands of Koke,' at right angles to said Right of Way aforementioned,
North 15° 38' 40" East 205 feet more or less, to the ordinary high-water mark of

Running thence easterly along sai.dcrdinary high-water mark of Town Creek
to a point 120 feet easterly from the last described line, measured at right
angles thereto;
Running thence parallel to the westerly line of the premises herein described
and along other lands now or formerly of L. Baron Hill and wife; south 15° 38' 40"
West 215. feet more or less to the northerly side of said 16.5 foot Right of Way;
Running thence along said northerly side of said Right of Way the following
two courses and distances:
4 1. North 69* 01' 20" West 55.15 feet; and
2. North 74' 21' 20" West 65 feet to the point or place of Beginning.
SHOWN on the tax map in Dist. 1000, Section 063.00; Block 07.00, Lot 032.000.
0 Being the same premises as devised to the grantor herein under the Last Will
and Testament of Minnie B. Glover, formerly Minnie Mannweiler, Deceased, late of
Suffolk County.

p TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
x Z/ AND the party of the first part covenants that the party of the first part has not done or sufferedanything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The- ord "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
