WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part,does hereby remise,release and quitclaim unto the party of the second part, the heirs or successors and

lying and being jumhex. at Arshamomaque, in the Town of Southold, County of
Suffolk and State of New York, known and designated as 'Lot 4 o a'

in the Suffolk County Clerk's Office on September 2, 1931 as Map
No. 539, being more particularly bounded and described as follows:
BEGINNING at a point on the northerly line of Main State Road
(Route 25) where same is i-ntersected by the division line between
Lots 3 and 4 on the above described map;
THENCE North 20 degrees 55 minutes 40 seconds West along land
now or formerly of Schoenbaechler, 161. 56 feet to the 'southerly line
of property of the Long Island Railroad Main Line;
THENCE North 69 degrees 04 minutes 20 seconds East along the
last mentioned land, 50 feet to the division line between Lots 4
and 5 on said map and land now or formerly of Bennett;
THENCE South 20 degrees 55 minutes 40 seconds East along the
last mentioned land, 152 .24 feet to the northerly line of Main State
Road (Route 25) ;
THENCE South 58 degrees 31 minutes 00 seconds West along the
northerly line of Main State Road (Route 25) , 50..83 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Grantors
� herein (Everett F. Britz, Jr. , as to an. Undivided 2/3 interest :=X
c; by deed dated May 21, 1957, recorded in the Office of the Suffolk
County Clerk on May 23, 1957 in Liber 4304, page 99, and by deed dated
October 20, 1959, recorded in the Office of the Suffolk County Clerk
on November 2 1959 in Liber 4718, j�ppage 13�, and Isabel F. Shannon
TOGETHER with alf right, title and interest, if any,of tfie party of e first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part;in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party- shall be construed as if it read "parties'whenever the sense of this indenture so requires.
