Dear Mr. Darnianos:
At the written request of Alexander Darnianos, dated January 17,2007, requesting final site plan inspection,
Planning Department staff performed a site visit on January 19, 2007.
In reference to the above, the Planning Board held a work session on January 22, 2007 to discuss the
approved site plan prepared by Charles W. Southard dated May 12, 2001 and last revised January 3,2007,
the resolution dated January 9, 2007 and staff site visit comments regarding the above referenced site plan.
In reference to the above, the Planning Board has determined the site plan requirements have been satisfied
and include the following items:
· All handicap parking stalls, access aisles and signage must comply with New York State Code and
ADA requirements.
TIlls letter does not condone any changes from the as- built site plan and approvals from other agencies if
required.

Dear Sir,
This is to certify that I have inspected the completed facility and have reviewed
the Pre Engineered Butler Building drawings, which have been signed and sealed by a
Professional Engineer, the "Letter of Certification of Erection" by S.J. Ruggiero, and
the "Bolt Inspection Report", provided by All Island Testing Associates, Inc., and find
that they provide sufficient information to verify that the structure has been designed
and erected in accordance with the requirements of the New York State Building
Code.
I have also visually inspected the building insulation and heating system and
find that it is in substancial conformance with the New York State Building Code.

The bolts are being installed by S.J. Ruaaerio and have been approved by the ~oard of
Standards and Appeals of the City of New York. '
Each bolt accepted shows the following data: three (3) radial lines at 1200 togeter with
identification on the top of the bolt head and is manufactured by -11..
Size of Bolt (H.S.): A325 7/8 Installed: 100% Inspected: ~
A325 % 100% 10%
LOCATION: Due to Multiple Obstructions (Cases of Wind, Holding Tanks, etc.),
All Connections could not be checked for torque.
Random Connections were Inspected using higher torque ranges
due to the bolts being rusted.
All Bolts checked met the mimimum required torque.

Dear Mr. Fish,
As per your request, we are submitting this steel certification affidavit for this project.
Please accept this letter as certification by SJ. Ruggiero, Inc, that to the best of our
. professional knowledge and abilities, the Butler Manufacturing Company furnished pre-engineered
metal building system has been erected in strict conformance to the Erection Drawings and
Specifications as designed and furnished by Butler Manufacturing Company.
As authorized Butler Builders, we have erected this structure with our own in-house erection
crew to maintain the quality control required for proper erection of this system. As an additional
quality control measure, we have retained All Island Testing Associates, Inc. to perform a random
bolt inspection, to insure proper torque values were achieved. Please find a copy of the bolt
inspection report attached herewith.

Upon reviewing the plans during a recent I" foundation inspection I found the plans to be insufficient in
content, particular to the HV AC System, which I am aware, is going to be installed by word of the
contractor, and a New York State Code Energy Calculation as it pertains to this use. Also, indicate all uses
of the areas as divided in your submission..

Dear Dr. Damianos:
The following resolutions were adopted by the Southold Town Planning Board at a
Special Meeting held on Monday, May 29, 2001:
BE IT RESOLVED that the Southold Town Planning Board, acting under the State
Environmental Quality Review Act, do an uncoordinated review of this unlisted action.
The Planning Board established itself as Lead Agency, and as Lead Agency, makes a
determination of non-significance and grants a Negative Declaration.
WHEREAS, this proposed site plan, to be known as site plan for Pindar Vineyards, is to
construct a 34,000 square foot storage building; and
WHEREAS, Dr. Herodotus Damianos is the owner of the property known and
designated as Pindar Vineyards, Route 25, Peconic, SCTM#1000-85-2-14; and
WHEREAS, a formal application for the approval of this site plan was submitted on May
14,2001; and
WHEREAS, this site plan was certified by the Building Inspector on May 14, 2001; and
WHEREAS, this storage building will be used to store wine and wine and farm
equipment; and

WHEREAS, the Architectural Review Committee has reviewed the elevation drawings
and the Planning Board has accepted their recommendation for approval; and
WHEREAS, the Town Engineer has reviewed the drainage calculations and the
Planning Board has accepted his recommendation for approval; and
WHEREAS, the Southold Town Planning Board, pursuant to Chapter 58, Notice of
Public Hearing, has received affidavits that the applicant has complied with the
notification provisions; and
WHEREAS, all the requirements of the Site Plan Regulations of the Town of Southold
have been met; be it therefore
RESOLVED that the Southold Town Planning Board authorize the Chairman to endors~
the final survey, dated May 22, 2001, subject to a one year review from date of buildingl
permit.
Enclosed please find a copy of the Negative Declaration and two copies of the approved
site plan; one for your records and one to be submitted to the Building Department
when you apply for your building permit.
