Sec . WITNESSETH,that the party of the first part,inconsideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
1 or successors and assigns of the party of the second part forever, ”
Blk. ALL that certain plot„piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the in the Town of Southold, County of Suffolk, New York,
10 known and designated as and by the Plots Nos . 271 to 276, both
Lot inclusive, on a certain map entitled, "Map of Goose Bay Estates”
in the Town of -Southold, S„ffolk...Gounty, New_York,--said map being
made by Lewis N. Waters, L.S. of Oyster Bay, L.I. , New York, dated
September 12, 1934, and filed in the office of the Clerk of the
County of Suffolk on the 13th day of November, 1934 as and by the
Map No . 1176 (Abstract No. 1197) .
SUBJECT to all covenants and restrictions contained in former deeds
of record affecting said premises and more particularly as set forth
in deed recorded in the Suffolk CountyClerkls Office in Liber 1090
cp 405 on June 28, 1938.
SUBJECT to a purchase money first mortgage in the amount of
$15,000.00 this date being executed, acknowledged and delivered
by the grantees herein (as mortgagors) to the grantors herein
(as mortgagees) intended to be recorded simultaneously with
the within deed.
The grantors herein are the same persons as the grantees in deed
dated 5/8/58 recorded 5/23/58 in Liber 4463 cp 472.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the firstpartcovenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever; except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
C_l The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
