Kings Park, New York 11754 Goo ej C party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars paid by the party of the second part, does hereby remise, release and quitclaim unto the party of the.second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon erected, situate, dying and;being in the Town of Southold, Suffolk County, New York, known and designated as and by the Plots Nos, 304 to 307, both inclusive, on a certain map entitled, "Map of Goose Bay Estates", in the Town of Southold, Suffolk County, New York, said maT being-trmade by Lewis N. Waters, L. S. , of Oyster Bay, L.-I: , New York,- dated - September 12, 1934, and filed in the Office of the Clerk of the County of Suffolk on the 13th day of November, 1934, as and by the Map No. 1176; (Abstract No. 1197). District Together with all the right, title and interest, in and to that portion of the road or 1000 roads adjacent to said plots above mentioned, to the center line thereof, subject to the right of other owners of plots on the said Map to pass over and reasonably use Section the same. TOGETHER with all right,title and interest, if any,of the party of the firstrt of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cwt of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
