WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
} DIST. paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
AID. that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
1 1000 lying and being in the Town of Southold, County of Suffolk and State of New
York, known and distinguished by Lot Number 71 on a map entitled,
"Subdivision Map of Founders Estates, situate at Southold, Suffolk
County, New York, made by Otto W. Van Tuyl, Engineer and Surveyor",
dated March 18, 1927, and' £iled in the Office of the Clerk of the
64 County of Suffolk on May 10, 1927 as Map No. 834, and on said map
bounded NORTHERLY by L'Hommedi.eu Lane; EASTERLY by Old Shipyard Road;
BLOCK SOUTHERLY by Lot No. 72; WESTERLY by Lot No. 59 and part of Lot No.
60, being 150.13 feet on said Northerly boundary, 49.79 feet on the
Easterly boundary, 150 feet on the Southerly boundary, and 56.03 feet
+ 2 on the Westerly boundary.
t Subject to covenants and restrictions of record, if any, affecting
LOT said premises ; and subject also to zoning restrictions and ordinances
adopted by any municipal, town, village or other governmental authority.
53 BEING AND INTENDED TO BE the same premises conveyed by Founders
Estates, Inc . to Robert Lewis Corwin and Florence A. Corwin, his
wife, the grantors herein, by deed dated September 16, 1946 and
recorded in the Suffolk County Clerk's Office on September 20, 1946
in Liber 2624 of deeds at page 75.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
T` roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND'the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other_purpose.
The word "party shall be construed as if it read "parties" whenever the sense of this indenture so requires.
