WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

ore particularly bounded and described in a survey dated April 3 , 1979 by
Roderick Van Tuyl, P.G. Licensed Land Surveyors, as follows :
"BEGINNING at the corner formed by the intersection of the southerly
side of Private Road with the easterly side of Paradise Shores Road; run-
riing thence from said point of beginning along the southerly side of said
private road South 59 degrees 48 minutes 40 seconds East 47. 16 feet to
` land now or formerly of Daiker; running thence along said land South 20
dyggees 11 minutes 20 'seconds West 142. 02 feet to land nor or formerly of
O Toole; running thence along said land North 69 degrees 48 minutes 40
' seconds West 48. 15 feet to the easterly side of Paradise Shores Road; run-
ning thence along the easterly side of Paradise Shores Road North 20 de-
grees 50 minutes 30 seconds East 150.21 feet to the corner aforesaid at

the point or place of BEGINNING':
TOGETHER with a right-of-way for passage on foot and with vehicles '
over the Private Road adjacent to the premises above described to and from
the North Road and to and from Peconic Bay. I -
BEING the same premises conveyed to the Grantors herein by Deed dated
5/12/51, and recorded 5/14/51 in Liber 3215 of Deeds at Page 115, in the
Suffolk County Clerk's Office, excepting. a ten foot (10' ) strip along the
southerly side heretofore conveyed to another party.
Subject to a purchase money mortgage held by Grantors , intended to be
recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
�. and all the estate and rights of the party of the first part in and to said fuemises; TO HAVE AND TO
HOLD the premisesherein granted unto the party of the secondpart, the heirs or successors and assigns Of
the party of the second part forever.
AND the party of the first pars covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with.Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
:he same first to the payment of the cost of theimprovement before using any part of the total of the same for
any other':purpose.
The word 'party" shall be construed as if it read "parties" whenever the sense of this indenture so requires,
