Witnesseth,thatthe party of the first part,in consideration of Ten Dollars and othervaluable consideration paid by
the party of thesecondpart,does hereby grant and release unto the party ofthe second part,the heirs or successors
and assigns of the party of the second part forever, -
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beings at Cedar Beach Park,- in the Town of Southold, County of
Suffolk and State of New York, known and designated as the westerly
part of Lot 144 on a certain map entitled, "subdivision Map of Cedar
Beach, Park, situate at Bayview, Town of Southold New York", surveyed
{ and certified by Ottow. W. Van Tuyl, Engineer and Surveyor, and filed
in the Office of the Clerk of the County of Suffolk as Map No. 90,
and said portion of Lot No. 144 is more particularly bounded and des-
cribed as follows:

Together with all right,title and interest,if any,of the party of first part in and to any streets and roads abutting
( the above described premises to the center tines thereof;Together with the appurtenances and all the estate and
rights of theparty of thefirstpart in and tosaid premises;To Have And To Hold the premises hereingranted untothe
party of the second part,the heirs or successors and assigns of the party of the second partforever.
And the party of the first part covenants that theparty of the first part has not done or suffered anything wherebythe
said premises have been encumbered in anyway whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purposeof paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

Road the following two (2) courses and distances:
(1) North 70` 43' 50" West 148.46 feet; (2) North

WHEREAS, the party of the first part has simultaneously
herewith conveyed Parcel II to RALPH E. SALAMONE (hereinafter referred
to as the party of the second part) and
WHEREAS, the party of the first part has heretofore entered
into an agreement with the party of the second part to grant and
convey an easement to the party of the second part to enable the
party of the second part, his heirs, successors and assigns, to use
and maintain a well on Parcel I, now
IN CONSIDERATION of said agreement, the purchase price paid
by the party of the second part to the party of the _first part and
the sum of ONE ($1. 00) DOLLAR to each in hand paid, the receipt of
which is hereby acknowledged, the party of the first part hereby
GRANTS and CONVEYS to the party of the second part, his
heirs, successors and assign;man easement across the following

well and necessary supply piping to supply water to the premises this
date conveyed to the party of the first part (hereinabove noted as
Parcel II) :

aforesaid "Map of Cedar Beach Park";

The party of the second part hereby covenants for himself,
his heirs, successors and assigns, unto the party of the first part,
her heirs, successors and assigns that the party of the second part,
his heirs, successors and assigns, shall be responsible for the up-
keep of-the well and for all restoration-of the area .of the easement
in the event that repairs are necessary to the well or supply, pipe-
lines running from the well.
