high water mark of Long Island Sound;
RUNNING THENCE in an easterly direction along high water mark of Long
Island Sound 100 feet, more or less, to a point which is 100 feet
distant from the southwesterly line of the premises herein described
when measured at right angles thereto;
RUNNING THENCE South 640 50' East along land of Walter E. Hyatt to
the northwesterly line of land of Vera A. Neslage;
RUNNING THENCE South 28° 46 ' West a distance of 100 feet, more or less,
to the point or place of BEGINNING.
RESERVING however, to Walter E. Hyatt, his heirs, legal representatives
and assigns, a right-of-way 35 feet in width, for the purposes of in-
gress and egress and utilities only, -the southerly line of which is
the southerly line of the premises.
TOGETHER with a right to the use (in common with others) of a right-
of-way 35feetin width extending from the southerly corner of the
premises above described in a southwesterly direction 100 feet, more

TOGETHER with a right-of-way (in common with others) over the aforesaid
50 foot right-of-way southwesterly to a 20 foot right-of-way along
land of Robert Hyatt;
THENCE southeasterly over said 20 foot right-of-way; and
THENCE over the existing roadway to Sound View Avenue.
TOGETHER with the right to use (in common with others) of a right-of-
way 35 feet in width extending. from the easterly .corner of the premises
described and running :in .a northeasterly direction along the north-
westerly line of land of Neslange to a 30 foot right-of-way; and
RUNNING THENCE in a southeasterly direction along said 30 foot right-
of-way to Sound View Avenue.
BEING the same premises conveyed to the party of the first part by
deed recorded in :the Suffolk County Clerk's Office on April 2, 1976,
in Liber 8011, page 502.
SUBJECT to covenants, agreements, easements, restrictions of record,
