BEGINNING at a point on the curved southerly line of Middle Road at the northeasterly comer of land nor or formerly
of Braun the northwesterly comer of the premises herein described from said point of beginning;
RUNNING easterly along said southerly line of Mlddlc Road on a curve to the left having a radius of 23.25.01 feet, a
distance of 160.17 feet to land now or formerly of Barzec;
RUNNING THENCE along said land now or formerly of Barzac and along land now or formerly of Bucci, South 8
degrees 57 minutes 30 seconds East, a distance of 276.85 feet to land now or formerly of Braun;
THENCE along said land South 8 ! degrees 16 minutes 50 seconds West, a distance of 150.00 feet to said land now or
formerly of Braun;
THENCE along said land North 08 degrees 57 minutes 30 seconds West, a distance of 220.09 feet to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated 4/25/95 and
recorded in the office of the Suffolk County Clerk on 7/6/95 in Liber 11732 Page 21.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
~mprovement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
