WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingioxehtt at Southold, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Mechanic Street, distant
207 feet southerly when measured along the easterly side of Mechanic
Street, from the corner formed by the intersection of the easterly
side of Mechanic Street with the southerly side of Main Street;
RUNNING THENCE North 73 degrees 10 minutes 00 seconds East along land
now or formerly of Rothman, 60.40 feet to land now or formerly of
Hoffner;
THENCE South 14 degrees 57 minutes 10 seconds East along said last
mentioned land, 124 .92 feet to the northerly side of Mechanic Stree t
THENCE South 76 degrees 25 minutes 30 seconds West along the northerly
side of Mechanic Street 60. 39 feet to the easterly side of Mechanic
Street;
THENCE North 14 degrees 56 minutes 20 seconds West along the easterly
side of Mechanic Street, 121.49 feet to the point or place of BEGINNING
BEING and intended to be the same premises conveyed to the party of the
first part and Madeline H. Ryan, his wife, now deceased, by deed from
Florence S. Kramer dated February 16, 1977 and recorded in the Suffolk
County Clerk's Office on February 25, 1977 in Liber 8196 page 359.

the same first to the payment of the cost of the improvement before using any part of the total of the same for
