This conveyance is subject to a purchase money first mortgage, executed, acknowledged and delivered by the parties of the second part to the parties of the first part in the amount of $35,000.00 and intended to be recorded simultaneously herewith, further the parties of the second part are to provide and pay for a mortgage title insurance policy insuring mortgage to be held by the parties of the first part.
