NELLIE JANE BERG, as surviving tenant by the entirety with
PAUL M. BERG, SR., residing at

party of the first part, and
WILLIAM L. GORDON & VICTORIA A.D. GORDON,
being married to each other, residing at
117 Huntington Road, Port Washington, NY 11050
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable comideratiun paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being at Peconic, Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
SEE SCHEDULE "A" ANNEXED HERETO.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part bemin by deed
dated 12/20/66, recorded in the Suffolk County Clerk's Office on 1/10/67, in Liber 6097, Page 527.
TOGETHER with all right, title and interest, if any, of the party of the furst part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE "A" DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, ,lying and being at
Peconic, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the easterly side of Wells Road distant 2821.88 feet
southerly when measured along the easterly side of Wells Road from the
corner formed by the intersection of the easterly side of Wells Road with the
southerly side of Main Road;
RUNNING THENCE North 84 degrees 56 minutes 50 seconds East 197.22 feet,
to the high water mark of Richmond Creek;
RUNNING THENCE along the high water mark of Richmond Creek the following
three (3) courses and distances:
1.) North 06 degrees 41 minutes 20 seconds East 45.83 feet;
2.) South 59 degrees 14 minutes 37 seconds East 24.41 feet;
3.) South 26 degrees 18 minutes 14 seconds West 46.74 feet to land now or
formerly of Nahas;
THENCE along said land South 84 degrees 56 minutes 50 seconds West 194.00
feet to the easterly side of Wells Road;
THENCE along the easterly side of Wells Road North 05 degrees 03 minutes 10
seconds West 100.00 feet to the POINT OR PLACE OF BEGINNING.
