WITNESSETH,that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, New York County, New York
on September 9, 1982 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of Three
Hundred Thirty-Five Thousand and 00/100
($335,000.00) dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second

EXHIBIT A
ALL that certain plot, piece or parcel of land,
with the buildings and improvements thereon erected, situate,
lying and being at Horton' s Point, in the Town of Southold,
County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at a monument at the northerly corner
of land now or formerly of Neslage; and running along other
land now or formerly of Walter E. Hyatt, North 64 degrees
50 minutes West a distance of 500 feet, more or less, to
the ordinary high water mark of Long Island Sound; thence
Northeasterly along said high water mark a distance of 230
feet , more or less, to land formerly of the United States
of America and now of Southold Park District; thence along
said land of Southhold Park District the following two
- — courses: -
(1) South 27 degrees 09 minutes 40 seconds East
a distance of 130 feet, more or less, to a
monument; thence
(2) South 73 degrees 24 minutes 10 seconds East
a distance of 373. 28 feet;
thence running along land now or formerly of Bennett and
continuing along other land now or formerly of Harman, South
28 degrees 46 minutes West a distance of 197. 68 feet to said
land now or formerly of Neslage; thence along said land now
or formerly of Neslage, North 61 degrees 14 minutes West
a distance of 33 . 91 feet to the point or place of BEGINNING.
TOGETHER WITH all right, title and interest, if
any, of Seller in and to the beach, waters and land now or
formerly under water of Long Island Sound in front of and
abutting said premises.

' TOGETHER WITH AND SUBJECT TO the right to the use
(in common with others) of a right of way 30 feet in width
from the Southerly corner of the premises Southeasterly about
1150 feet to Sound View Avenue, the center line of said 30
foot right of way beginning at said Southerly corner and running
to Sound View Avenue .
TOGETHER WITH AND SUBJECT TO the right to the use
(in common with others) of aright of way extending Westerly
from the Northerly corner of land now or formerly of Neslage
to a 50 foot right of way; together with the right to the use
(in common with others) of the aforesaid 50 foot right of way
extending Southwesterly to a 20 foot right of way along land
now or formerly of Robert Hyatt; thence Southeasterly over said
20 foot right of way and thence over the existing roadway to
mn4 o€ Sound View Avenue.
RESERVING, however, to Walter E. Hyatt, his heirs
legal representatives and assigns, a right of way over a
strip of land 15 feet in width across the Southerly end of
the premises and extending northwesterly about 70 feet.
SUBJECT, however, to the covenants and restrictions
appearing in deed recorded in Liber 3932 , page 473 of the records
of the Clerk of the County of Suffolk, State of New York.
Said premises intended to be the same as conveyed
by a certain deed, dated the 9th day of July, nineteen hundred
and fifty-five , from Walter E. Hyatt, seller, to Betty B.
Parsons , purchaser, recorded July 20 , 1955 , in the Office
of the Clerk of Suffolk County, New York, in Liber 3932, Page
473.
