County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the northwesterly line of land
now, or formerly of Jonathan T. Overton at the southerly corner of land now,
or formerly of Alexander T. Williams; running thence along said land of
Jonathan T. Overton south 51 degrees 59 minutes 50 seconds west 274.03
feet to land now or formerly of S.B. Fischer; thence along said land of
Fischer and then along land now or formerly of Charles S. Witherspoon,
north 64 degrees 50 minutes west 610 feet, more or less, to high water
mark of Long Island Sound; thence northeasterly along said high water mark
of Long Island Sound 246.8 feet; more or less, to said land of Williams-
thence along said lands of Williams south 64 degrees. 50 minutes east 706
feet, more or less, to the point of beginning.
TOGETHER with all rights to Long Island Sound abutting.
ALSO with a right of way 20 feet in width from Horton Lane to the
premises, the southeasterly line of which is described as follows:
BEGINNING at a point on the northeasterly ling of Horton Lane 25 feet
southeasterly along said line from the point of beginning of the curve in
said line as altered in 1941; running thence on a curve to the left whose
center is the point of curve in said line of Horton Lane and whose radius
is 25 feet; a distance on said curve of 39.27 feet; thence westerly on a
curve to the left and concentric with the northerly line of Horton Lane
and at all points distant 25 feet therefrom, a distance on said curve
of 87.54 feet; thence north 14 degrees 59 minutes 20 seconds east 181.95
feet to the southwesterly line of the premises herein described.
SUBJECT to a right of way 20 feet in width, the southeasterly line of
which begins at the terminus of the last described right of way and runs
across the premises, two courses as follows : (1) North 22 degrees 30
minutes west 170 feet; thence (25 north 25 degrees 10 minutes east 130 I
eet to the northeasterly line of the premises.

Shepard and Frances R. Shepard, Richard Baer, the Long Island Lighting
Company and the New York Telephone Company.
BEING AND INTENDED to be the same premises described in deed by James
E. Hoolahan and Viola E. Hoolahan, his wife, to Thomas J. Neafsey and
Alice M. Neafsey, his wife, an undivided one-half interest and Margaret V.
Neafsey, an undivided one-half interest, dated October 17, 1961 and
I recorded in the Suffolk County Clerk's Office in Liber 5067 of deeds at
page 589 on October 20, 1961.
I Alice M. Neafsey died July 13, 1980. Thomas J. Neafsey died testate on
June 14, 1981. His will is admitted to probate in the Surrogate' s Court
of Suffolk County under file Number 1171-P-1981.
