York, bounded and described as follo s:
BEGINNING at a point approximately 1040 feet east of Indian Nec
Lane, which point marks the northerly corner of landrow or
formerly of Lucas Pontino, and the northwesterly coiner of the
property about to be described ; thence extending easterly
approximately 300 feet along other land of G. Duchow to Richmon .
Creek; thence along the ordinary high water mark of ' Richmond Cr ek
the following courses and distance: South 31 degrees 17 minutes
East 140 feet south 6 degrees 07 minutes East 174. 96 feet South 24
degrees 35 minutes 20 seconds North 172. 56 feet South 44 degree
06 minutes West 154 .61 feet thence northerly along land of L.

TOGETHER with an easement twenty-five feet in width as shown o a
certain map made by Roderick Van Tuyl dated June 26, 1973 and ast
amended December 30, 1980, which map was filed by the Planning
Board of the Town of Southold under date of April 7, 1981, whi h
easement extends across other land now of Gertrude Duchow and uns
to the northwesterly corner of other land of Gertrude Duchow a
described in parcel A annexed hereto and further, together wit an
easement fifteen feet in width from the northwest corner of
premises owned by Gertrude Duchow to Indian Neck Lane .
With regard to the filed subdivision map of the subject premis s
(Parcel "B" ) as approved April 27, 1981 and specifically with
regard to lot #2 on said subdivision map, purchaser or purchas is
representatives, assigns or successors in title shall not, for a
period of four ( 4) years from the date of this conveyance, pla e
erect or build any dwelling, building or other structure upon any
portion of the premises described herein. The same restrictio
shall apply to lots #3 and #4, however, the period of time in
which building shall not take place shall be three (3) years.
Consideration for this restriction has been included in the
reduction of the purchase price This restriction hall
automaticlly cease four ( 4) years from the date .of/conveyance or
upon seller's death, whichever takes place first . Any deed o
instrument conveying all or any portion of the premises described
herein shall include this covenant and restriction and the sa e
shall run with the land. Any breach or failure to comply sha 1
result in the reconveyance of said property as described in
Schedule "B" or the balance of said property as then owned by
purchaser or purchaser's assigns to seller.
It is understood and agreed that seller reserves to herself a life
estate in the premises described as Parcel "A" herein and at hich
premises seller is residing, and that seller is to have the u e;
occupation and profits of said premises and to control it for and
during her natural life. The seller 's obligations in connection.
with said premises shall be limited to ( 1) payment of real es ate
taxes on Parcel "A" only, not to exceed One Thousand ($1 000. 0)
Dollars per year and ( 2) to maintain fire and homeowner's
insurance (both to the extent separately provided) and ( 3) t
maintain the grounds around the residence in a neat and orderly
manner and (4) to maintain the interior of the dwelling by k eping
the plumbing, heating aid electricl systems in working order nd
performing necessary cleaning and maintenance.
The seller, as referred to in the preceding two paragraphs, is the party of the
first part herein and the purchaser is the party of the second part.
BEING AND INTENDED TO BE the same premises as conveyed to the party of e
first part by deed dated October 16, 1942 recorded October 27, 1942, in 'ber
2210 cp 274.
