WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village and. Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the easterly side of Maple Lane where same
is intersected by the northerly side of premises herein and land now
or formerly of Ada He Byrne; -
RUNNING THENCE north 73 degrees 07 minutes 10 seconds east along
said last mentioned land, 184. 96 feet to a monument and land now or
formerly of Harriet Palmer;
THENCE south 16 degrees 06 minutes 30 seconds east along said last
mentioned land, 125.15 feet to a monument and land now or formerly
of William W. Smith;
THENCE south 73 degrees 09 minutes 30 seconds west along said last
mentioned land 184. 95 feet to a monument and the easterly side of
Maple Lane;
THENCE north 16 degrees 06 minutes 30 seconds west along the easterly
side of Maple Lane, 125.03 feet to the point or ,place of beginnning.
SAID PREMISES also known as 315 Maple Lane, Southold, New York.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for s
any other purpose.
